Los Angeles luxury price drops — as of October 23, 2026
The Westside is where the tape is thickest.
Live, as of October 23, 2026 (refreshed on every site build): 3,508 active asking-price reductions, averaging −8.2%, $1.3B off published asks across 61 areas. Browse the live listings. The write-up below is the dated October 5, 2026 snapshot.
Los Angeles had 3,061 cuts on October 5, averaging −8.0 percent — $1.15 billion off published asks across 57 areas. That is the steepest average of the three US cities, and the Westside is where that tape is thickest.
Malibu led the named areas we counted on October 5 after the broad Los Angeles bucket, then Beverly Hills and Woodland Hills. A Westside cut is still a list-price event. It is not a sold comparable, and it is not a citywide index.
