Dubai Golden Visa Price in Indian Rupees (2026)

The Dubai Golden Visa is the UAE's flagship long-term residency program, and Indians are among its applicants. This guide converts the official 2026 government fees into Indian rupees, explains the investment thresholds published by the UAE government, and covers the India-side remittance rules. Every fee below comes from the issuing authority's own page, cited inline.

What is the Dubai Golden Visa?

The Golden Visa is a UAE long-term residence permit. In India it is usually called the "Dubai Golden Visa", but the categories are set federally by ICP (Federal Authority for Identity, Citizenship, Customs & Port Security); in Dubai, applications are handled by GDRFA Dubai and, for real estate investors, through Dubai Land Department (DLD) centres.

Key features, as stated by the authorities:

  • Validity: DLD describes its real estate investor permit as a “10-years renewable residence permit” and GDRFA Dubai says the investor permit is valid for 10 years. Note that the federal u.ae portal lists 5 years for real estate investments and 10 years for public investments (u.ae, updated 28 July 2026), so confirm the duration for your case with the issuing authority.
  • No 180-day rule: GDRFA Dubai states Golden Residence holders are exempt from the 180-day residency rule; the residency is void only if it expires while you are outside the country.
  • Family: DLD's investor service lets the investor sponsor a spouse, children and parents.

The rate moves daily: at ₹27/AED the AED 2M threshold is ₹5.4 crore; at ₹25/AED it is ₹5 crore.

Other costs Indians should plan for

  • 4% DLD property registration fee at purchase (AED 80,000 = ₹20.69 lakh on an AED 2M property), split equally between buyer and seller unless agreed otherwise (Executive Council Resolution No. 30 of 2013).
  • TCS on LRS remittances — Tax Collected at Source applies to foreign remittances above the annual threshold under the Income Tax Act; it is creditable against your Indian tax liability. Check the current rate and threshold with your bank before remitting.
  • Property service charges, health insurance, conveyancing and agent fees — private-sector costs that vary by property and provider; get written quotes.
  • Property valuation — GDRFA Dubai notes a valuation certificate from a DLD-licensed office may be accepted where needed.

Property Route — Most Common for Indians Without a UAE Job

The property route means the qualifying money is held in an asset rather than spent. Rental income and price movement vary widely by area; see our Dubai price drops feed and Dubai market data page for live figures rather than rules of thumb.

What property qualifies for the Golden Visa (Dubai)

  • One or more properties with a total value of at least AED 2,000,000 in the applicant's name (DLD; GDRFA Dubai)
  • If the ownership is a share in a joint property, the share itself must be at least AED 2M (GDRFA Dubai)
  • The value must be certified by a DLD property status statement (GDRFA Dubai), and a lien is placed on the property for the duration of the Golden Residence (GDRFA Dubai)
  • Mortgaged property: DLD requires a bank letter showing at least AED 2 million actually paid, plus a no-objection letter from the bank (DLD, as published 30 September 2026)

Where to look

Popular freehold communities for Golden-Visa-level budgets include:

Investor Routes Without Property

  • Bank deposit: at least AED 2M (₹5.17 crore) with an accredited UAE bank, frozen for at least two years; withdrawal is not permitted during the Golden Residence period (GDRFA Dubai).
  • Company investment: investor or partner in a UAE company with a share of assets of at least AED 2M, supported by an audited financial report, trade licence and tax records (GDRFA Dubai).
  • Tax contribution: at least AED 250,000 a year in taxes paid (₹64.65 lakh), evidenced by a Federal Tax Authority letter (GDRFA Dubai).

For company structures, see our Dubai company formation for Indians guide.

Talent and Professional Routes — No Investment

The federal portal lists categories for people with exceptional talent or rare specialisations (including doctors, scientists, executives, athletes, PhD holders and specialists in priority fields), outstanding students and humanitarian pioneers, each with its own documentary requirements (u.ae, updated 28 July 2026). These routes need no investment; the government fees are the ICP or GDRFA residence fees above. Check the exact criteria for your subcategory on u.ae or with ICP. For Pakistanis in similar situations, see our UAE Golden Visa for Pakistanis guide.

RBI Liberalised Remittance Scheme (LRS) — The India-Specific Constraint

  • Annual LRS limit: resident individuals may remit up to USD 2,50,000 per financial year (April–March) for permissible current or capital account transactions (RBI, LRS FAQs, as published 30 September 2026).
  • An AED 2M property is about USD 545,000 at the AED's USD peg of 3.6725, which is more than one person's annual LRS limit.
  • RBI states that remittances for acquiring immovable property outside India may be consolidated in respect of relatives who are resident in India and comply with the Scheme (RBI, LRS FAQs) — so two resident spouses can together remit up to USD 5,00,000 in a financial year.
  • TCS applies to LRS remittances above the annual threshold (see above).
  • Keep source-of-funds documentation that traces the money to your own accounts.

Indian-Specific Application Process

Step 1: Pre-application

  1. Gather Indian-side documentation: PAN, Aadhaar, passport (at least 6 months' validity, per ICP), income tax returns and bank statements for source of funds.
  2. Choose your route: property, deposit/company investment, tax contribution, or a talent category.
  3. If property route: shortlist Dubai areas. Use our Dubai price drops feed to find motivated-seller opportunities that meet the AED 2M threshold.
  4. Engage a UAE-licensed property agent and conveyancer.

Step 2: Property purchase

  1. Negotiate the offer and sign an MOU with the seller.
  2. Open a UAE bank account.
  3. Remit funds under LRS from your Indian bank.
  4. Register the purchase with DLD and pay the 4% registration fee (ECR 30/2013).
  5. Receive the title deed — the document that proves your qualifying holding.

Step 3: Golden Visa application (DLD route)

  1. Visit a DLD Golden Visa service centre (you must be inside the UAE).
  2. Submit your passport, title deed or e-certificate of title, personal photo, and current UAE ID and residence permit if any.
  3. Pay the fees (AED 9,884.75 for the investor, ~₹2.56 lakh).
  4. Complete the medical examination at the centre.
  5. DLD sends the residence permit by email; its stated service time is 7–10 business days.

Common Mistakes Indians Make

  • Underestimating the all-in cost. Beyond the AED 2M property and the AED 9,884.75 visa fees, budget for the 4% DLD registration fee, TCS cash flow, agent and conveyancing fees, and insurance.
  • Assuming a mortgage counts at full value. DLD requires a bank letter showing at least AED 2M actually paid on a mortgaged property.
  • Buying before checking eligibility. Confirm with DLD or a DLD-registered conveyancer that the property and ownership structure qualify before signing the MOU.
  • Using family money without documentation. Source of funds must be traceable; LRS consolidation for property applies only to resident relatives who comply with the Scheme (RBI).
  • Misunderstanding UAE tax residency. Holding a Golden Visa does not by itself make you a UAE tax resident; you need a Tax Residency Certificate from the Federal Tax Authority.

FAQ

What is the Dubai Golden Visa price in Indian rupees (2026)?

For the Dubai property route, the minimum is an AED 2,000,000 property (₹5.17 crore at ₹25.86/AED) plus the Dubai Land Department's 10-year investor Golden Visa fees of AED 9,884.75 (~₹2.56 lakh) — AED 2,009,884.75 in total, about ₹5.20 crore (DLD, as published 30 September 2026). The 4% DLD property registration fee is paid separately at purchase.

How much is the Dubai Golden Visa fee in INR (just the government fees)?

Through DLD, the 10-year investor package is AED 9,884.75 = ₹2,55,620 at ₹25.86/AED: medical examination AED 700 (₹18,102), Emirates ID for 10 years AED 1,153 (₹29,817), confirmation of residency permit AED 2,856.75 (₹73,876), DLD fees AED 4,020 (₹1,03,957) and administrative fees AED 1,155 (₹29,868) (DLD). Through ICP, the Golden Residence line items are AED 100 application + AED 100 per year + AED 100 smart service fee, i.e. AED 1,200 (₹31,032) for 10 years (ICP, last updated 11 December 2024).

What is the cheapest Dubai Golden Visa route for Indians?

Routes with no investment threshold (exceptional talent and specialists, outstanding students, humanitarian pioneers) cost only the residence fees, e.g. AED 1,200 (₹31,032) in ICP Golden Residence fees for 10 years, if you meet the category criteria (u.ae; ICP). For Indians without such a qualification, the investor routes start at AED 2M (₹5.17 crore), whether in property, a UAE bank deposit or a company share (GDRFA Dubai).

Can Indians pay for the Dubai Golden Visa from India?

Yes, within RBI's Liberalised Remittance Scheme, which allows resident individuals to remit up to USD 2,50,000 per financial year (RBI). An AED 2M property (about USD 545,000) is above one person's limit; RBI allows remittances for buying property abroad to be consolidated in respect of resident relatives who comply with the Scheme. TCS applies above the annual threshold and is creditable against Indian tax.

What is the difference between Dubai Golden Visa and UAE Golden Visa?

They are the same residence category — the Golden Visa is a federal UAE program. In Dubai, applications go through GDRFA Dubai or, for real estate investors, DLD's Golden Visa centres, and fees depend on the channel (see the fee tables above). "Dubai Golden Visa" is simply the term most used in India.

How long is the Dubai Golden Visa valid?

DLD describes its real estate investor permit as a 10-year renewable residence permit, and GDRFA Dubai lists 10 years for investors; the federal u.ae portal lists 5 years for real estate investments (updated 28 July 2026), so confirm the duration that applies to you. GDRFA Dubai states Golden Residence holders are exempt from the 180-day rule.

Can my family come to Dubai on my Golden Visa?

Yes. DLD's investor service lets you sponsor a spouse, children and parents. Through DLD, each family member's 10-year residence permit costs AED 5,774.50 (~₹1.49 lakh), plus AED 318.75 (₹8,243) to open a family sponsorship file and AED 100 (₹2,586) per sponsored person (DLD).

What documents do Indian applicants need for the Dubai Golden Visa?

For the DLD property route, DLD lists: passport, e-certificate of title or title deed, personal photo, UAE ID (if any) and a copy of the current residence permit (if any); for a mortgaged property, a bank no-objection letter showing the amount paid. Family applications need items such as attested marriage and birth certificates and health insurance (DLD). India-side, keep PAN, bank statements and remittance records for source of funds and LRS.

How long does Dubai Golden Visa approval take for Indian applicants?

DLD lists a service time of 7–10 business days for its investor Golden Visa once you apply at a centre inside the UAE; GDRFA Dubai lists an expected completion time of 5 days for its investor service. Buying the property and arranging LRS remittances from India take additional time.

Is the Dubai Golden Visa worth it for Indians at ₹5.17 crore?

It depends on what you value: long-term UAE residence without the 180-day rule (GDRFA Dubai), family sponsorship (DLD), and the property itself as an asset. Rental income and price movement vary by area, so use live data (our Dubai market data page) rather than rules of thumb, and take Indian tax advice — a Golden Visa does not by itself make you a UAE tax resident.

Does the Dubai Golden Visa give Indians UAE citizenship?

No. The Golden Visa is a long-term UAE residence permit, not citizenship, and buying a ₹5.17 crore property does not make you an Emirati. UAE citizenship cannot be bought or applied for: since 2021 it can only be granted by nomination (UAE Cabinet, rulers’ courts and federal bodies) to selected investors, professionals and talents (UAE Government portal, u.ae).

India also does not allow dual citizenship: an Indian who voluntarily acquires another nationality loses Indian citizenship (Citizenship Act, 1955). A Golden Visa holder keeps their Indian passport.

Can I use a Dubai property mortgage to qualify for the Golden Visa?

Only if you have paid enough. DLD accepts a mortgaged property only with a bank letter showing at least AED 2 million actually paid (₹5.17 crore at ₹25.86/AED), plus a no-objection letter from the bank (DLD, as published 30 September 2026). For example, an AED 4M property with AED 2M paid and AED 2M mortgaged meets that test; an AED 2.4M property with AED 1.2M paid does not. See our Dubai mortgage for non-residents guide.

What if the INR/AED rate changes after I commit to the investment?

Your rupee cost moves with the rate. At ₹25.86/AED the AED 2M threshold is ₹5.17 crore; at ₹27/AED it is ₹5.4 crore; at ₹25/AED it is ₹5 crore. Buyers typically manage this with staged remittances, forward contracts through their bank, or existing offshore holdings.
